Solutions to Problems

ECPC was born from witnessing the problems and inefficiencies that occur within the Investment Property Industry.

Problem No 1: Buyers Agents have to do a lot of leg work to find product to offer to their clients & to ensure the end product fits a sound investment model, this leg work adds to their overheads.

Problem No 2: For the Agent to make their wedge and stay under valuation it is necassary to 'screw' the Builder or Developer down as tight as possible with the promise of volume to make up for the low margins. Builders usually fall for this because they are desperate to get off the 'Custom Home' treadmill. Over time the builder becomes dis-enchanted with the low margins and/or less than promised volume.

Solution No 1: If the Agents were to have a System that they could access, that put them in touch with Builders Products all over the country. and these Builders had local knowledge and existing relationships with Land Developers and had already problem solved any issues and costs associated with the House & Land Package being offered.

Solution No 2: If only the Builder could be more efficient, with better buying power, then maybe the situation would be sustainable. If they had the equivilant of a Home Builders Franchise, modelled around Investment Homes, and were part of a National Buyers Group, then they would be able to create enough margin in the jobs to cover the overheads required to build the homes to a high standard and make a healthy profit for themselves.
